ADU’s & Additions

Accessory Dwelling Units

Accessory Dwelling Units (ADUs) maximize land use by utilizing existing properties, reducing the need for new land development. They are cost-effective to build, with lower construction costs and shorter timelines than traditional homes. Additionally, ADUs often incorporate sustainable materials and designs, minimizing environmental impact while adding property value.

FAQs

Frequently Asked Questions

What is the experience and history of W&A?

Walker & Associates is a licensed, insured, and bonded General Contractor in the state of California established in 1986. We recognize a very apparent need in Sonoma County for trustworthy, inspired, and experienced contractors to grow and rebuild our community. Our company is three generations local to Santa Rosa and we pride ourselves on our kindness, communication, and most importantly, our exceptional work.

What size projects does W&A work on?

W&A projects range from $15,000 home repairs and remodels, up to multi-million dollar new custom home design-builds. As a General Contractor, we carry more responsibility, a higher quality of work, and an attention to detail that goes above and beyond the services of an unlicensed “handy-man.” Along with this mastery of our field, we carry the overhead and the personnel to achieve these high marks. We are not looking to be the cheapest contractor in the area but we do look to be the best, highest quality option for the price. If you expect your project to cost less than $10,000 we wouldn’t be a good fit.

Does W&A offer free estimates?

Typically, no. We are good at what we do and we can help you determine a budget and how we can meet that budget together. We offer a service called Pre-Construction where we will provide a proposal consisting of project costs, scopes of work, gathering bids from subcontractors and vendors, detailed specifications, provide a schedule, put together drawings for permitting, and composing a comprehensive and accurate bid for your project. This process typically takes a lot of time and the cost for this service typically runs 3% – 5% of the overall project cost. We work hard to define the project, prepare cost estimates to meet your budget, identify potential construction issues and solutions, and ultimately determine the most efficient use of money and resources.

Does my project require a permit?

Yes, according to the California Building Standards Code, no building or structure may be erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a separate permit for each building or structure has first been obtained from the building official. We have a great relationship with the local municipalities and getting a permit is typically a painless process. As the homeowner, a building permit protects the work and documents that your work was done by a licensed contractor. We do not take on unpermitted work.

How does W&A handle unexpected or unforeseen costs during construction?

W&A includes an industry standard cost of 5% – 10% of the overall project cost for construction contingencies. A contingency is used because there is a degree of statistical certainty that unpredictable individual costs will arise. The contingency exists to mitigate project-related risks. Unused contingency costs will be credited back to the client upon completion of the project.

Can you buy your own materials and have W&A install them?

In our experience, the management, communication, delivery timings, and install timings on our end increases dramatically when clients purchase their own material. Therefore, there is no cost savings when a client purchases their own material. To keep things simple, organized, and within our schedule goals, we require that W&A purchase the materials for your project. We use our best efforts to obtain contractor discounts and the lowest possible prices from material suppliers and vendors to save everyone as much money as possible.

How does W&A communicate throughout the project and how does the project schedule work?

W&A utilizes a project manager software called Buildertrend during the course of the project. You will be able to access project documents, plans, budgets, and a live schedule during the entirety of your project. One thing we strive to be better than other contractors is setting clear expectations and communicating thoroughly and completely during all phases of your project.
